Chicago’s 5 Fastest Growing Southwest Suburbs (What You Need to Know Before Buying)

Not all of them are growing the same way. I broke down the five that matter most on the channel this week.

Here's the quick version:

  • Lockport: most underpriced on the list. Historic downtown, new construction below $400K, Will County taxes. Buyers who get in now win.

  • New Lenox: Metra access, strong schools, Wintrust Crossroads already delivering. A $27M federal grant is funding the Gougar Road rail overpass. New construction still available at accessible price points.

  • Frankfort: custom builds only, no cookie-cutter subdivisions. Lincoln-Way East carrying an exemplary state designation. Downtown with 35+ restaurants neighboring suburbs keep trying to copy.

  • Plainfield: the growth story. 5,000+ residents added in five years, 170+ active new home communities, entry points $150-200K below Naperville for comparable square footage.

  • Orland Park: the rebuild. $120M development at 143rd and LaGrange, UChicago Medicine expanding, Heroes Park coming. Prices haven't caught up to what's being built yet.

$350K in Wheaton or $350K in Lockport?

I covered both markets on the channel this week. Wheaton keeps coming up when buyers are shopping the western suburbs: historic downtown, top-rated schools, DuPage County location. Strong fundamentals across the board.

At $350K in Wheaton, you're at the bottom of the market. Entry-level, tight inventory, and you're competing against buyers who've been watching this town for years. DuPage County property taxes run 15-20% higher than Cook on average, and you're paying that on a higher base price.

In Lockport at $350K the story looks completely different. Historic downtown along the Illinois River, new construction coming in below $400K, and a Will County tax structure that consistently runs more favorably than DuPage or Cook. The video I put out this week calls Lockport the most underpriced market on the southwest suburban list, and after six years in this market, I agree.

Wheaton has the name recognition. Lockport has the value. And the gap between what's being built there and what prices reflect right now is exactly where buyers who do their homework win.

Nobody's telling you to look at Lockport before you fall in love with a Wheaton listing. Now someone has.
