Orland Park Is Finally Getting a Real Downtown.
People have been hearing about this for years. Now there's actually something to look at. I broke it all down on the channel this week.
Here's what you need to know:
What's being built. The Main Street Triangle at 143rd and LaGrange Road, a $120M mixed-use development with retail, restaurant space, a hotel, medical offices, and residential. Weber Grill is already open. UChicago Medicine is expanding on the same block
What's already there. Heroes Park is the public space component: farmersβ markets, summer concerts, a winter skating rink. The amenity layer Orland Park has been missing for two decades is coming in all at once
How the village is paying for it. TIF district financing: new tax revenue generated by the development itself funds the infrastructure. No direct tax increase for existing residents
The real timeline. Full completion targets early 2027 for the first phase. Not everything opens at once. The hotel and some retail come later. Don't expect the finished product next spring
What it means for home values. The West Loop is the case study, Randolph Street was loading docks 10 years ago. Once retail activates and foot traffic builds, nearby residential values follow. Orland Park is at the beginning of that arc, not the end
Home prices in Orland Park are still running below what comparable development has done to values in other suburbs.
The gap between what's being built and what homes are priced at is closing.

I broke down Orland Park's downtown transformation on the channel this week. And the comparison that keeps coming up is the West Loop: Randolph Street was loading docks a decade ago. Today you can't get a Saturday reservation. The video makes the case that Orland Park is at the beginning of that same arc.
At $500K in Lincoln Park, you're getting a condo. Great neighborhood, fully arrived, walkable, city energy. You're also paying for every bit of that: tight inventory, competitive offers, and Cook County property taxes on a high base price.
In Orland Park at $500K, the story is different. Weber Grill just opened. UChicago Medicine is expanding on the same block. Heroes Park is coming with farmers markets, concerts, and a skating rink. The downtown Orland Park never had is being built right now, and home prices haven't caught up to what's coming yet.
Lincoln Park is the finished product. Orland Park is the opportunity.
At $500K you're buying what Lincoln Park already is or what Orland Park is about to become. That's the whole question.
