A $1.4 million bridge repair project on La Grange Road over Hickory Creek has officially kicked off. Expect one lane each direction and lane shifts approaching the bridge until September. Build in some extra time and consider alternate routes.Β
π¦ Frankfort's Splash Park Opens May 26Β
Summer's almost here. Commissioners Park splash park opens Memorial Day week, $2 for residents, $4 for nonresidents, free for kids under 1. Good one to bookmark for the season.

Game Day USA and New Lenox flower shop Bella Fiori handed out carnations to moms at the Illinois Silver State Championships at Wintrust Crossroads this weekend. 120+ traveling teams, the biggest Mother's Day baseball event in Chicagoland. Good weekend out south.Β
π Orland Park Business Owner Indicted on $4M Fraud (Bought a Lambo With It)
A freight company owner based in Orland Park has been federally indicted on 11 counts of wire fraud and four counts of money laundering. Prosecutors say he used the money to buy a Lamborghini Huracan and a Cadillac. He's pleaded not guilty. Court date set for June 10.
Most people moving to the Chicago suburbs run the mortgage number, feel good about it, and think they're done. They're not even close.
I broke down all seven on the channel this week. Here's what you need to know before you sign anything:
Property taxes: Illinois just passed New Jersey as the #1 state in the country for effective property tax rates. On a mid-$400K home, you're looking at $10-15K a year. That's $900-$1,200 a month before your mortgage payment.
Winter costs: 42 freeze-thaw cycles a year, snow removal running $45-$160 per visit, and insurance premiums up nearly 50% since 2021. Winter is its own budget category out here
The commute math: a 1-hour commute each way, 5 days a week, is 400+ hours a year. Know what you're signing up for before you fall in love with the backyard.
HOA fees + Special Service Areas: hidden charges that show up on your tax bill after closing that most buyers never see coming
School district boundaries: same street, same house size, completely different home values.Β
The buyers who struggle out here almost always miss the same things. Worth 15 minutes before you make a move.

I just laid out 7 things that catch suburb buyers off guard. Property taxes were number one. And honestly, it should be.Β
On a $450K home, you could be paying anywhere from $8,500 to over $18,000 a year, depending on where you buy. Same price tag, completely different story underneath it.
Here's a real example:
In Park Ridge, a $450K home comes with an effective tax rate hovering around 2.3%. That's roughly $10,000-$11,000 a year in property taxes, before your mortgage, insurance, or HOA fees.
In New Lenox, that same $450K gets you comparable square footage, newer construction, a yard, and an effective tax rate that runs closer to 1.9-2.0%. You're saving $1,500-$2,000 a year just on taxes. Every year. That's real money.
The list price doesn't tell you what a home actually costs to own. The tax bill does. Nobody's running that math for you before you fall in love with a house. Now you know to ask.
