If you live in or near Frankfort, I don’t have to tell you it’s been a HEAVY week or so. Lots of tragedy and drama has amassed around our community. Just wanted to remind you all to show kindness to each other and be there for your neighbors. That’s what makes our community special, and why I am grateful to call this place home. This $120M Project Is About to Change Orland Park Forever

Orland Park is getting a downtown. Finally. I broke down every project on the channel this week.

Here's what you need to know:

  • Main Street Triangle: $120M mixed-use development at 143rd and LaGrange Road. Weber's Grill already open. Hotel, medical offices, retail, and residential all in the build-out. Targeting full completion by early 2027.

  • UChicago Medicine expansion: one of the most recognized healthcare brands in the country is planting a major flag in Orland Park. That's not a small bet. Healthcare anchors drive foot traffic, jobs, and long-term demand.

  • Heroes Park: the public space component of the downtown vision. Farmers markets, summer concerts, a winter skating rink. The ingredient Orland Park has been missing for two decades: somewhere to actually go.

  • 159th and LaGrange: Amazon and Costco both investing here. That intersection is becoming one of the most commercially active corridors in the southwest suburbs.

  • The four-area sub-area plan: the village isn't just building one project. They're coordinating development across four distinct zones simultaneously. That's rare and it matters.

  • Where the market stands: home prices in Orland Park are still running below what comparable development has done to values in other suburbs. The gap between what's being built and what homes are priced at is closing fast.

I broke down Orland Park on the channel this week. One comparison keeps coming up when buyers are weighing the southwest suburbs against more established names: Oak Park is one of Chicago's most recognized suburbs. Frank Lloyd Wright architecture, CTA and Metra access, walkable downtown, minutes from the city. It earns every dollar it commands.

At $450K in Oak Park, you're at the entry level. Tight inventory, competitive offers, and Cook County property taxes that run among the highest in the state.

In Orland Park at $450K, the story is different. Weber's Grill just opened downtown. UChicago Medicine is expanding on the same block. A $120M mixed-use development is targeting completion by early 2027. Heroes Park is coming: farmers’ markets, summer concerts, a winter skating rink.
