Project Fire Buddies needed new HVAC units at their Tinley Park HQ, estimates came in at $30-40K. Local businesses stepped up with donated labor, discounted equipment, and nearly $10K in cash. CEO Kurt DeGroot: "When helpers help the helpers, that's the crazy thing."

What $5 Million and a Closed Factory Are Doing to Frankfort
Five million dollars into roads, 55 homes on an old factory site, and a downtown that neighboring suburbs keep trying to recreate and can't. I broke it all down on the channel this week.
Here's what's happening:
The downtown nobody can copy. Kansas Street closes to traffic on summer weekends. Restaurants spill onto the street, Trailsedge fills up, and Concerts on the Green run Sunday nights. Frankfort uses a TIF district to reinvest new tax dollars directly back into downtown. The village is protecting what makes it different on purpose.
The empty corner lot that tells you where downtown is headed. The village owns a parcel at White Street and Elwood, one of the last open infill sites in the historic core. Plans call for retail on the ground floor with homes above. A Michelin-star steakhouse has been rumored. Nothing confirmed yet, but whatever gets built here shapes this block for years
Reserve at Copper Creek. 55 homes, 35 single-family, 20 attached, on the old BorgWarner factory site. Village pushed back on the original denser plan until it matched the surrounding neighborhood. Every home follows one of six approved architectural styles. New inventory in a village where new construction has been very limited
$5 million road program. Not flashy but telling. Village inspected every road, graded by age and condition, and let the data decide what gets fixed first. That's long-term thinking, and it shows up in curb appeal and buyer confidence
Where Frankfort lands vs. the neighbors. Mid- to high-$500Ks to low-$600Ks puts it at the top of the southwest suburbs. Mokena, New Lenox, and Tinley Park all come in lower. The premium is real, so is what you're getting for it

$600K in Elmhurst or $600K in Frankfort?
I broke down Frankfort on the channel this week.
One thing worth putting side by side is that Elmhurst and Frankfort are both getting a lot of attention right now, and for similar reasons.
Walkable downtown, strong schools, community feel that's hard to manufacture. The New York Times even called Elmhurst one to watch in 2025.
At $600K in Elmhurst, you're in the market but not buying your dream home. Custom new builds on infill lots, A+ rated schools, Metra to Ogilvie in under 40 minutes. Homes here sell fast, and the competition is real.
In Frankfort, at $600K, the story is different. You're getting significantly more house: custom-built, larger lot, no cookie-cutter subdivisions allowed in Frankfort, full stop. Lincoln-Way East holds an exemplary state designation and ranks in the top 10% in Illinois. And a downtown that's been quietly filling in with restaurants, breweries, and shops that didn't exist five years ago.
Elmhurst has the name recognition. Frankfort has the value. Both are strong, but at $600K, one gives you a lot more home.
Nobody's running that comparison for you before you fall in love with an Elmhurst listing. Now you have it.
