🏫 Alyssa's Law Is Now Illinois Law (And It Started Right Here)

Sen. Hastings (D-Frankfort) co-authored Alyssa's Law, signed last week. Every Illinois school must consider mobile panic alert systems in emergency plans by 2028-29. Passed unanimously in both chambers. Hastings: "We sometimes tell ourselves that something like a school shooting can't happen here, until it does." Takes effect Jan. 1.

🌪️ 6 Tornadoes Confirmed From last Tuesday's Storms, Several Hit Out South

NWS confirmed a 6th tornado from Tuesday's derecho, Glenwood to Lansing, EF-1, 110 mph. Before that, a Mokena-to-Tinley Park EF-1 at 95 mph, and an Orland Park-to-Munster EF-1 tracking 22.4 miles at 105 mph. Stay weather-aware out there.

🚴 Old Plank Road Trail in Frankfort Closed for One Week

Seal coating started last Thursday. Expect temporary closures and delays in work areas through this week. Plan alternate routes.

Old money lakefront estates or massive inland mansions with no water in sight. Two very different worlds. I broke down both on the channel this week.

The common thread across all five: rate lock-in is keeping supply artificially tight. Sellers with 2-3% mortgages aren't moving. When something good hits the market it goes in days.

The Frankfort Area Historical Society brings back its annual ice cream social: free ice cream, live music from the Frankfort Brass Band, and the Pielympics pie-eating contest.

Sunday evening at Breidert Green in Historic Downtown Frankfort. Lawn chairs, blankets, picnic. Free admission.

Local Mokena boutique is open Saturday morning with jewelry, books, home decor, and new pillows and pillow covers. Good spot to find something unique out south.

Let’s talk about La Grange. One of the fastest moving markets in the Chicago suburbs right now, BNSF Metra to Union Station in 25-30 minutes, walkable historic downtown, homes selling 4% above list price. The value story here is compressing fast. At $850K in La Grange you're getting a premium home in a market that's already fully arrived.

On the other hand, in Frankfort at $850K, you're getting one of the best homes in one of the best towns in the southwest suburbs. Custom build, no cookie-cutter subdivisions allowed in Frankfort, full stop. Lincoln-Way East carrying an exemplary state designation, top 10% in Illinois. A downtown with 35+ restaurants and bars that neighboring suburbs keep trying to recreate and can't.

La Grange has the Metra access and the momentum. Frankfort has the value, the schools, and a community still in its growth chapter.

Same budget. One market is fully priced in. The other still has room to run.

Nobody's putting those two side by side before you fall in love with a La Grange listing. Now you have it..
