For 60+ years, Chicago homeowners couldn't legally turn a basement, garage, or coach house into a separate unit. That just changed.
I broke down everything you need to know on the channel this week.
Here's what matters:
Two types of ADUs are now allowed. Conversion units, finished basements or attics turned into a legal apartment, and coach houses, which are detached structures behind the main home. Both are now legal in most Chicago neighborhoods
Having the space doesn't mean you can build. Zoning, lot coverage, parking minimums, and building code all still apply. The city is not a free-for-all. You need permits, inspections, and in some cases aldermanic approval
The suburbs handle it differently. Some south suburbs allow ADUs, others don't. Call the village directly before you assume anything. This is one of the most common and costly mistakes buyers make when they think they're buying an income property
203k loans can finance the conversion. One loan covers the purchase price plus renovation costs. Useful if you're buying a property specifically to add a unit, but the math has to work on the appraisal side
What to look for while touring. Ceiling height (7 feet minimum for a conversion unit), separate entrance potential, existing plumbing location, and electrical panel capacity. These decide whether a conversion is feasible before you spend a dollar
The property tax reality. Adding a legal unit increases assessed value. Budget for a higher tax bill after the work is done, it's not optional.

I broke down Chicago's new ADU rules on the channel this week. For the first time in 60 years, homeowners can legally convert a basement or coach house into a separate unit.
That changes the math on certain Chicago properties in a real way.
At $400K in Chicago you're looking at an older two-flat or a single family with conversion potential in neighborhoods like Bridgeport or McKinley Park. If the bones are right: 7-foot ceilings, separate entrance, existing plumbing, you could be looking at a property that generates rental income while you live in it. That's a different kind of investment than a straight home purchase.
But here's what the video also covers: having the space doesn't mean you can build.
Permits, zoning, building code, and aldermanic approval all still apply. The renovation costs are real. And the property tax bill goes up once you add a legal unit.
In New Lenox at $400K you're getting a home on a real lot, Will County taxes, top-rated schools, Metra access, and nothing to renovate or permit before you move in. No bet on future rental income, just a house that works from day one.
Chicago's ADU play is interesting. New Lenox is simpler, and simpler isn't always a bad thing.
