Local artisan gift shop featuring 27+ makers is opening at Wedgewood Commons this Saturday. Free food, drinks, raffles, and giveaways at the grand opening 11 AM–2 PM. Good one to stop by.

🚒 Frankfort Junior Firefighter Academy Returns After 10 Years

Kids ages 5-10 spend a morning at Station 71 learning fire safety, touring trucks, and taking on a hose challenge. July 28th, 29th, or 30th. $20 per child. 

👧 Manhattan's Young Entrepreneur Market (Biggest Year Yet)

57 young businesses in the Village Hall parking lot this Saturday, 10 AM–1 PM. Record participation, 26 returning entrepreneurs. South burbs next generation showing up.”

The 4 South Suburbs Worth Buying Into Before Everyone Else Figures Out

Millions in investment are landing across the south suburbs while prices still reflect what these places were before any of it started. I broke down all four on the channel this week.

Here's what you need to know:

  • New Lenox: WinTrust Crossroads is nearly tripling its revenue forecasts and booked every weekend. A $27M federal transportation grant just landed for a rail crossing overpass. One of the only suburbs this close to Chicago still offering new construction at accessible price points

  • Orland Park: the Main Street Triangle at 143rd and LaGrange Road is a $120M mixed-use development targeting early 2027 completion. Weber's Grill just opened. UChicago Medicine is expanding on the same site. The downtown Orland Park never had is finally arriving, and home prices haven't caught up yet

  • Frankfort: Fat Rosies, Trailsedge, Sanso Sushi packed on a Friday night. 35+ restaurants and bars in or near downtown. Two new residential subdivisions approved in late 2025. New supply coming into a very tight market. Lincoln-Way East carrying the state's highest school designation

  • Mokena: the quiet pick. Village just approved a full commercial development package at LaGrange and 191st including a hotel. That only happens when outside developers see enough demand to commit real money. Lincoln-Way Central carries the same top-tier school designation as Frankfort at a slightly softer price point

The window across all four is open right now. It won't stay that way.

Gates open at 10:30 a.m., and an air-conditioned barn and washrooms will be available.

$500K in Naperville or $500K in Orlando Park?

I broke down Orland Park on the channel this week. One thing worth putting side by side, Naperville is where everyone defaults when they're shopping the Chicago suburbs. Great schools, strong downtown, recognizable name. Nothing wrong with that.

But here's what the data actually shows:

At $500K in Naperville, you're in the market but not buying your dream home. Tight inventory, multiple offers, homes selling above asking. You're competing hard for something that's already fully priced in.

In Orland Park at $500K, the story is different. A $120M mixed-use downtown is under construction at 143rd and LaGrange Road, Weber's Grill just opened, UChicago Medicine is expanding on the same site, and Heroes Park is coming with farmers markets, summer concerts, and a winter skating rink. The finished product hasn't shown up in the home prices yet.

Same budget. One market is fully arrived. The other is arriving right now.

Buyers who've done their homework keep landing here for the same reason, you get more house, a commercial tax base that softens the property tax burden, and a suburb that's finally getting the downtown it's been missing for two decades.

Nobody's running that comparison before you fall in love with a Naperville listing. Now you have it.
