Mike Buell, 80, died August 2nd. For years he sat in a yellow chair by the tracks on Route 30 in New Lenox watching trains pass. 10,520 volunteer hours at Silver Cross. Nearly 58 years of marriage. The current homeowners placed an "RIP Mike" sign in the chair. That's the kind of person he was.
🚗 Frankfort Firefighter Entering a Demolition Derby Tonight for Project Fire Buddies
Kevyn Holdefer, Frankfort resident and Palos Park firefighter, is crashing for a cause tonight at the Will County Fairgrounds in Peotone. Sold sponsorships on the car, collected $10 donations for name signings, and is donating his winnings too. Derby starts at 7 PM. Go Kevyn.

Tinley Park: The Chicago Suburb Most Buyers Overlook
Around Chicago, spending less usually means giving something up. Tinley Park is the exception. I took you inside it on the channel this week.
Here's what you need to know:
The price gap is real. Tinley Park median sits around $310K-$340K. Orland Park runs $375K-$420K. Downers Grove is pushing $450K+. Naperville even higher. Same commute math, meaningfully different price tag
Two Metra stations. 80th Avenue and Tinley Park/80th Street stops, both on the Rock Island line, both getting you to LaSalle Street Station in under an hour. That's city access without city pricing
The Cook/Will County split. Some of Tinley Park sits in Cook, some in Will. Will County properties run a more favorable tax rate. Know which side of the line you're on before you fall in love with a listing
Wide range of neighborhoods. Bremen Town Estates for the entry point buyer. Brookside Glen for move-up. New Lenox Road corridor for newer construction. Every price point and lifestyle has a neighborhood
Downtown and the amphitheater. Oak Park Avenue has a walkable restaurant strip. Tinley Park Amphitheater draws major acts every summer. That's quality of life most suburbs at this price point can't match
How I'd buy here. Focus on Will County side, Brookside Glen or comparable, 3-bed minimum, garage, within walking distance of either Metra station. That's where the value holds long-term

$400K in Downers Grove or $400K in Tinley Park?
I did a full breakdown of Tinley Park on the channel this week. One comparison keeps coming up when buyers are shopping the southwest suburbs. Downers Grove is the west suburb everyone knows. Great downtown, BNSF Metra to Union Station, top-rated schools. It earns its reputation.
At $400K in Downers Grove, you're at the entry level. Tight inventory, homes moving fast, and you're competing hard for something that's already fully priced in.
In Tinley Park, at $400K, the story is different. Two Metra stations on the Rock Island line getting you to LaSalle Street Station in under an hour. A walkable restaurant strip on Oak Park Avenue. The amphitheater. And $400K here gets you significantly more home, bigger lot, more square footage, and if you land on the Will County side of the line, a more favorable tax bill too.
Same commute access. Same weekend quality of life. One market costs you the whole budget to get a foothold. The other lets you actually live in the home you bought.
Nobody's running that comparison before you fall in love with a Downers Grove listing. Now you have it.
