Happy Thursday!
Mother's Day weekend is here. If you still don't have a plan, scroll down to the events section, we've got you covered.
And if mom's been thinking about making a move out south, well, we've got that covered too.
Here's what's inside this week:
π Lincoln-Way East just did something really cool
π Frankfort's dog park is getting a major upgrade
πΊ The #1 boomtown in Illinois
π Three things worth doing this Mother's Day weekend
π‘ Homer Glen, Tinley Park, Lansing: three listings, all priced right
π Why $300K goes further out south than Plainfield thinks
πͺ Gas prices, jobs, and your weekend weather
LET'S GET INTO IT β
π Lincoln-Way East Just Did Something Really Cool
AP Lit seniors at Lincoln-Way East wrote original children's books, Grand Prairie kindergarteners illustrated them. The finished books are now keepsakes for the kids and a lasting reminder for the seniors of the impact they can make. That's the south burbs doing it right.Β
π Frankfort Fire District Is Hosting Its First Ever Open HouseΒ
May 31st, Station 71 on Nebraska Street, 11 AMβ3 PM. Fire pole, inflatable safety house, station tours, hot dogs, and Kona Ice. Free for everyone. Good one for the whole family.Β
π Frankfort's Dog Park Is Getting a Major UpgradeΒ
Operation Playground Foundation just cut a $25K check to the Frankfort Park District for the Bark Park renovation, $55K total donated between last year and now. New location, new fencing, new shade structures. Construction starts this fall. Good news for every dog owner out south.Β
π·οΈ Manhattan's Community-Wide Garage Sale Is BackΒ
June 12th-13th, 8 AMβ3 PM, free to register and free to shop. All locations go on a printed community map. Registration closes June 5th.
Plainfield just got ranked the number one boomtown in all of Illinois. Population up nearly 12% in recent years, 170+ active new home communities, and home prices that are still $150-200K below Naperville for comparable square footage.
I broke down the whole story on my YouTube channel this week.Β
Here's what you need to know:
Plainfield went from 4,500 residents in 1990 to over 50,000 today, and it's still growing
National builders like Lennar and MI Homes are still fully active there, opening new phases. That only happens when land is available, the village wants growth, and buyers keep coming.
The value gap vs. Naperville is real. A 4-bed new construction in Plainfield often runs the same price as a 3-bed resale split-level up north.
There are real tradeoffs: no Metra in town, a limited downtown center, and a car-dependent layout. Worth knowing before you fall in love with a house there
If you've been sleeping on Plainfield, this one's worth 15 minutes of your time.

Most people hear $400K and assume they're compromising somewhere. Wrong neighborhood, older house, something that needs work.
Not out south.
In Plainfield right now, $400K puts you in the entry-level range: smaller square footage, older construction, and you're competing with buyers who know the value story there is getting out. The secret's been out for a while in Plainfield.
In New Lenox, $400K still gets you a solid 3-bed, a yard, a garage, and a neighborhood that's been established for years. No bidding wars, no builder premiums, and you're not betting on a suburb that's still in development.
Plainfield is a great market. I did a full breakdown on the channel this week. But if your budget is $400K and you want value, established community feel, and south suburbs access, look out south first.
Nobody's telling you that. Now someone is.
